While looking to buy a home the home buyer's were able to discover what they did and did not like in certain homes and neighborhoods. During the home buying journey we found a nice home that needed a little work at the top of our budget. We made an offer a little below list price to compensate for the work needed, but the seller's would not consider it. We decided not to purchase that home and moved on. We found an excellent single story home with 4 bedrooms and a pool for $37,000 less than the previous home was asking.
As we previewed the home I was able to point out things my team of contractors could do to make the home look like new and gave them an estimated cost for all the work and materials they would like to perform. We ended up making a strong offer on the home. The seller accepted the home buyers offer and agreed to pay $5,000 in closing costs for the buyer's as well "SCORE"!
We still had a small hurdle to over come, well two small hurdles. The first being the home inspection. We needed to make sure there were no major issues with the home. During the inspection the buyers discovered a few items that needed to be addressed to feel comfortable purchasing the home. I was able to go back and get the seller to credit another $2,000 for the buyer to use towards repairs on the home "SCORE"! The second hurdle was securing the best home loan possible for the buyers. With guidance from me on what to expect and teaming up with my seasoned lender we were able to help get credit scores up above 750, debts down and the best interest rate possible on the home. Both hurdles were cleared and the buyers were able close and move in a few weeks before Christmas in 2014.
Below is a before and after video of the property. I was able to have my contractors help my clients out and do this remodel for less than $14,000. We had ( all the original tile flooring removed, removed the bulky built in entertainment center in the living room, replaced the 2" baseboards with 4", repainted the interior, new insulation in the attic, new tile flooring put in "looks like wood", new granite counter tops, refinished the cabinets white, removed the pool fence, cleaned up the landscaping and fixed up the pool and pool pump.
